Purchase Process:

1.The house purchasers can acquaint our property sales advertisement by internet, newspaper or magazines, or investigate the housing accompanied with our house agent of Los Angeles, or consult our sales reception department of  Los Angeles in Chinese Community to be familiar with surroundings.

2. If you plan to purchase the property, it’s advised that you should sign Deposit Agreement and choose the house at the developer’s sales office located in Holiday Inn El Monte - Los Angeles, and  $5000 or more is needed to pay  as the earnest money.

3. If you give up the idea to purchase the property within 15 days after signing the Deposit Agreement (Agreement of Intent for House Purchase), the deposit can be refunded unconditionally; While if you confirm to purchase the property after 15 days, you may need to pay 5% of the total housing purchase fund as contract money, which shall not be refunded after paid.

4. After the completion of the housing structure engineering(Roof sealing), 15% of the total housing purchase payment shall be paid. (By the time, 20% of the housing purchase payment  has been paid.)

5. When the house is delivered, the house purchaser shall pay the balance and transit property ownership certificate. The house purchaser should prepare the loan documents  3 months in advance before applying for bank loan,  and the loan bank can be either recommend by developers or chosen by the house purchaser himself.

6. Whether the house purchaser chooses one-off payment or bank mortgage , registration of property rights shall be completed by third party Real Estate Trading Company commissioned by the developer within a week as long as the house purchaser has paid off the total housing purchase fund after the house is checked by the Municipal Government.

7. The developer shall bring the house purchaser to the building site and deliver the key to the house 3-7 days after the above real estate transaction.


Relevant Taxes and Fees occurred during and after Housing-purchase:

1.Transaction cost charged by the State is about 1‰.

2.Commission charges charged by Property Rights Transaction Company is about 3 ‰.

3.1.2% of the total housing purchase fund shall be paid every year as housing and land tax.

4.After checking in, the property management fee is needed to pay,  while it’s guaranteed that the fee shall be no more than $0.5 per square feet per month during the management of the developer.

5.Real estate agent expenses, which shall be borne by the developer.

6.Assistance in foreign exchange: for house purchasers who buy the house of real estate projects developed by our Company in Los Angeles or Hawaii, we shall help to make foreign exchange swap as long as the house purchasers provide legal sources of funds. If the fund is the income of salary, bonus and stock dividends gained by working in a Company, then corresponding supporting document of the Company is required; If the fund comes from real estate investment in China, then relevant materials for real estate sales shall be provided.


Post Management:

The house purchaser can entrust Property Management Company or the real estate agent acquainted to manage the house whether it’s for residence, investment or lease. If entrusting to rent the house for one year, the fund equaling to one month's rent shall be paid to Property Management Company or Real Estate Agent as a reward.
